There is something I have noticed over many years in property.
Good people are often too hard on themselves.
Sellers look back and think they should have sold earlier.
Buyers feel they should have acted sooner.
Agents carry their own version of the same thought — that something could have been done better.
We replay decisions with the benefit of hindsight. And from where we stand today, it all seems obvious.
But something important gets left out.
We forget the world we were operating in at the time.
Over the years, the South African property market has moved through one shift after another. Interest rates rise and fall. Policies change. The currency weakens and strengthens. Markets tighten, then open again. COVID arrives and pauses everything. Load shedding reshapes how people live and what they value in a home.
That is not a steady environment. That is a moving landscape.
And yet, when people look back at a property decision, they often place the full weight on themselves.
I missed it.
I got it wrong.
I should have known.
But no one makes decisions in a vacuum.
Every decision is made inside a moment — with the information available at the time, under the conditions that existed then. Prices were different. Sentiment was different. Confidence was different. Life itself was different.
People made the best decisions they could, with what they knew, where they were.
That deserves a little more understanding.
Because right now, we are in another one of those moments.
Buyers are weighing affordability and long-term value.
Sellers are balancing timing with lifestyle changes.
The market moves quietly, often beneath the surface, while decisions still need to be made.
There is uncertainty, yes.
But there is also movement. There always is.
And perhaps the more useful place to stand is not in regret, but in clarity. To recognise that the past was shaped by forces larger than any one decision, and that the present still offers options — if we look at it clearly.
You are still here.
Still thinking.
Still making decisions.
That matters!
In a place like the Garden Route, where lifestyle and long-term value tend to find each other again over time, perspective becomes one of the most valuable things anyone can carry.
Sometimes the biggest shift is not in the market.
It is in how we choose to see our own journey through it.
