There is much more to property than what a house sold for, and much more to Knysna than property.
The Knysna Property & Lifestyle Journal is where I write about both.
It is a collection of useful information, observations and opinions about buying and selling property, understanding the market, making better property decisions and living in one of the most interesting towns on the Garden Route.
Some articles are about property. Some are about Knysna. Some are about people, behaviour and the decisions we make around our homes and money. Others simply explore the places, events and lifestyle that make Knysna what it is.
The common thread is simple: if you own property here in Knysna, are considering moving here, thinking about selling, looking to buy, or simply enjoy living in Knysna, there should regularly be something here worth reading.
PROPERTY IS ABOUT PEOPLE
A property may be bricks, land and a title deed, but buying or selling one is rarely just a financial transaction.
Homes carry memories.
Sellers have expectations.
Buyers have priorities.
Families change.
People retire, relocate, invest, inherit, renovate, downsize and sometimes simply decide that it's time for something different.
That's why you'll find articles here that go beyond prices and statistics.
I write about how buyers think, why sellers sometimes struggle with price, what makes negotiations work, how seemingly simple words can change a property conversation, and the practical things that can make buying or selling easier.
Property is about more than markets and numbers.
Understanding the people making those decisions matters just as much.

What is actually happening in Knysna property?
Not every headline about the South African property market tells you much about what's happening in Brenton On Lake, Old Place, Leisure Isle, Knysna Heights, The Heads or a particular street.
Property is local.
Here I look at sales, asking prices, buyer behaviour, supply and demand, individual suburbs and some of the factors influencing property values around Knysna.
I also unpack some of the less obvious parts of buying and selling — pricing, offers, negotiation, mandates, marketing, property legislation and the decisions homeowners often have to make long before a SOLD board goes up.
The objective isn't to tell you that the market is always wonderful.
It's to help you understand it better.

LIVING IN KNYSNA
Of course, nobody chooses Knysna because of property statistics alone.
We live between a lagoon, indigenous forests, mountains and the Indian Ocean. Within a relatively small area you can live beside the water, overlooking it, near the beach, in the forest, on a lifestyle farm, in an estate or right in town.
And then there's everything happening around us...
The Oyster Festival, Simola Hillclimb, Forest Marathon, beaches, lagoon, nature reserves, restaurants, neighbourhoods, local developments and the occasional issue that gets the whole town talking.
These things belong in a property and lifestyle journal because where you live is every bit as important as the house you live in.
I want this Journal to capture some of that.

Not every article needs to tell you how to sell your house.
Occasionally I come across an idea, conversation or observation that makes me think differently about people, business, communication or decision-making.
If I think it has relevance to property — or simply to the people who read this Journal — I'll write about it.

I'm Nick Davel, a RE/MAX Coastal property practitioner working in Knysna.
Being an estate agent gives me an unusual window into people's lives.
